Co-developed by Selig Development and Rockefeller Group, 40 West 12th offers 64 residences and a highly amenitised, urban lifestyle in Atlanta. The building is a central component of the new mixed-use development, 1105 West Peachtree, that includes a soaring Class A office skyscraper and new retail space. Residences include two to four bedroom layouts, upscale finishes, indoor and outdoor amenities and panoramic city views. The building also contains a sky high, all season pool and a resident exclusive indoor outdoor lounge.
We set out to develop a residential tower that responds to this demand in the market and further cements Midtown’s status as a technology hub. 40 West 12th is the first new construction project in 10 years to offer features such as oversized residences, expansive terraces, elegant finishes, and five-star amenities and services in Midtown. Its development is truly transformative for the market. We’re excited to debut the property this October and welcome its first residents home.
The condominium was designed inside and out by Atlanta-based architecture firm Rule Joy Trammell + Rubio (RJTR), who created expressed tectonic architecture throughout the three tower development, and added a sense of character with a unique glass and concrete facades.
Inside, RJTR designed the residences to elevate urban living with high contrast accents, sleek lines and organic materials. The kitchens feature Hans Grohe fixtures, Wolf and Sub-Zero appliances, white quartz countertops and custom cabinetry in three unique finish schemes. The bathrooms are fitted with Kohler and Victoria + Albert tubs and sinks, and Porcelanosa hardwood flooring spanning the homes. Residences are distinguished by ceiling heights ranging from 12 to 14 ft tall, floor to ceiling windows and dual sided fireplaces opening to expansive balconies.
Designed with placemaking in mind, the lobby provides a warm welcome with dark finishes, silk clad walls and cove lit stone. Texture was used to capture attention at the concierge desk, which features a focal herringbone wall backdrop composed of individual wooden slats. The lobby lounge features a custom chandelier of gold and silver teardrops and a feature wall concealing the mailroom.
The amenity level on the ninth floor, where all three buildings connect, reflects the human experience of the street and communal green space. The Sky Terrace includes views of the Atlanta skyline, a shared event lawn, a hotel pool and bar, as well as resident only grilling stations and lounge areas. The space is a central gathering point for residents, office workers and hotel guests, and will be programmed with events and activities.
Adjacent to the Sky Terrace is an indoor outdoor, resort style residents lounge, which features floor to ceiling glass, an operable awning bar window, grand ceilings and a TV wall. Residents will also have a private fitness centre with a yoga studio, and a private pool with retractable glass walls that lift to reveal spacious and scenic terraces.
Services include a 24-hour concierge, in-home food delivery, in-home personal chef and housekeeping, as well as access to Epicurean hotel services from catering and poolside concierge, to priority reservations and travel assistance.
