M City/M3 Condos - IBI Group is an entry in the Mixed Use category at the 2019 World Architecture News Awards.

M City is unlike any other urban residential community in the GTA. A walkable, sustainable mixed use development, at the centre of Mississauga’s fast evolving urban core, with excellent access to transit including Mississauga’s planned LRT, this complete community will define the quality of urbanism that has become the hallmark of some of the most vibrant cities in the world. 

Set to be the Centre piece of M City’s 10 tower master-planned community, this signature tower will occupy a full City block, and soaring at 81 storeys the sculptural form of the tower will almost immediately establish itself as the most iconic and recognizable development in Mississauga City Centre. 

The tower’s dynamic and unique form with a subtle twist at the top and bottom, its highly expressive façade with saw tooth balconies that create a black and white diagonal pattern up the building, and dramatic stepped tower crown will make M3 visible and recognizable across Mississauga and beyond. 

A spectacular podium ensures that M3 will meet the ground in an elegant and architecturally graceful manner. A wraparound café on the ground level along with a linear park on the tower’s north east side, will activate a public realm in and around the site

The building’s unique design allows for an extensive amenity pavilion that includes an outdoor pool and gymnasium, providing one-of-a-kind views of the neighbouring park. The indoor amenity pavilion will flow seamlessly into an outdoor amenity area which will become the gathering space for the M3 community.
