Commissioned by the buildings’ owner, The Ethical Property Company, Waugh Thistleton has proposed an entirely timber structure (cross-laminated timber [CLT] and glulam), with five quadrants separated by deep voids within the floor plates to add life and light to the dated south-west corner of Leonard Circus in Shoreditch, London.
Waugh Thistleton’s nine-storey design allows for flexible tenancy – making the building suitable for a single let, or to be divided into smaller commercial spaces for SMEs. A glazed, ground floor commercial space will activate the Leonard Circus frontage.
Positioned around a central core and large foyer space, the 90,000 sq ft building has a series of vertical cuts, separating it into five distinct sections to provide versatility for internal layouts and open plan floor plates. The cuts also allow for daylight and ventilation and create amenity gardens accessible on multiple levels. These garden spaces would provide informal meeting areas, as well as a natural green environment.

The site, just a five-minute walk from Old Street roundabout and underground station, was once home to post-war warehouses, and was redeveloped as office space in the 1970s. The Ethical Property Company commissioned the designs from Waugh Thistleton ahead of putting the property up for sale, proving the site’s potential in this emerging neighbourhood. The sale is being handled by BCM Real Estate and Somerford Investment.
In the past few years Leonard Circus has seen the redevelopment of Leonard Square, 12-24 Paul Street, and a revamp to the roundabout itself. The area is also set for a further six major developments including a hotel at 49-51 Paul Street, a five-storey mixed-use development at 62 Paul Street, a boutique hotel at Willow Street, and the White Collar Factory – a mixed use development, of commercial space for the area’s flourishing TMT sector.
