Valerio Dewalt Train Associates (VDTA) has recently seen their first residential project for developer Urban Land Interests complete in Madison. Situated on a 1.7 acre site formerly used as a material storage yard for a local general contractor, the residential property takes direct inspiration from its neighbours in the design of its facades.
To the west of the plot is a series of low-rise one- and two-storey family houses, therefore VDTA has ensured that the western face of the Seven27 development steps down to 3-storeys (from 4), creating a more appropriate scale in respect of these established properties.
In this region of the project there is also a U-shaped building plan that embraces a landscaped courtyard, creating green space at the centre of the form and an aesthetically-pleasing cover for the underground parking.
On the eastern edge is the longest wing of the property, designed to echo the linear orientation of the nearby Southern Commuter bike path and a series of Tobacco Lofts apartments. These existing brick masonry buildings were once used to store tobacco and now they share a driveway with the newly-completed Seven27.
In reflection of the existing buildings nearby, the bulk of the Seven27 building sports a 4-storey tan brick façade which speaks to the height of the Tobacco Lofts. The entire property includes 6 studio units, 85 one-bedroom flats and 26 two-bedroom flats.
A number of sustainable elements have been incorporated into the plans. Given the close proximity of the development to existing transport connections, car parking has been kept to a minimum on site. Bike storage has been incorporated to offer a ‘green’ alternative.
Large windows encourage residents to reduce their usage of artificial light and zoned hot water radiant flooring is embedded to provide efficient temperature control. Rain gardens are situated south of the main courtyard and highly efficient floor plans have been incorporated throughout to minimise the overall footprint of the build.
