New York City Mayor Michael Bloomberg announced Tuesday plans for a 10-storey luxury hotel and residential complex to be built on the Brooklyn waterfront as part of a planned development for Brooklyn Bridge Park. Designed by Rogers Marvel Architects the project was approved 19 June by the Brooklyn Bridge Park Board of Directors. But to move forward the development team must demonstrate that the project is financially self-sustaining and will pay for the future maintenance of the 85-acre park, estimated to cost upwards of $16m annually.
To be developed by Toll Brothers City Living and the Starwood, which were two of the three finalists for the $295m project, the 550,000 sq ft complex will include a 200-room luxury hotel and 160 condominium units adjacent to Pier 1. The proposed plan also calls for 32,000 sq ft of restaurant and banquet space, a 6,000 sq ft spa and fitness center, and 300 parking spaces. Three additional apartment buildings are also planned. Under development guidelines for the park, the hotel building and connecting residential building and the second residential building cannot be more than 55ft tall. Construction on the buildings will begin next summer with completion expected in 2015.
Detailed renderings of the complex envision what officials call ‘a stepped façade of stone and metal, sculpted to embrace the unparalleled views of the New York harbor and the park’. The ‘stepping’ strategy reduces the building bulk while maximising the views of the park and the New York Harbour. The buildings will be sustainably designed incorporating green roofs and green technologies and will be connected to the park by a series of pathways. “The project is expected to generate $119.7m in rent and payments as part of the 97-year ground lease,” said the New York Times.
