Digby Road is a new-build residential project of 97 100% affordable residential units (10% with disabled access). The accommodation mix is 34 1-bed, 16 2-bed, 33 3-bed and 14 4-bed, with a commercial space of 64 sq m. It was completed in November 2011 at a contract value of approximately £14.9million.
The building form responded to the awkward triangular site and the adjacent park, school and railway line / station, two stops away from the 2012 Olympic Site. The accommodation follows two sides of the triangular site rising from five storeys near the park to a 14 storey tower next to the station.
The predominant façade material is terracotta cladding in three similar tones. The colour graduates from light to a dark around the building to accentuate the ‘folds' in the facade. The roofs and walls at sixth floor level were conceived as a series of linked folded green planes (inspired by the angular forms of the surrounding industrial buildings) and provides a habitat for native flora and fauna and amenity for residents. A range of evergreen climbing species gives year round coverage and interest and ANS group claim it is the ‘tallest living wall in Europe'.
The proposal provides 1,194 sq m of amenity in a variety of spaces including ground floor semi-public amenity for local residents, a communal amenity and children's play space at sixth floor level, each ground floor duplex unit has a private garden, and each upper floor unit has a private balcony. The scheme meets Code for Sustainable Homes level 3 and the 20% renewable energy target is achieved using a biomass boiler in a community heating scheme. Excellent transport links enable provision of a city car club and the scheme has been designed to Lifetime Homes.
