The Gaiety Centre is a 6-storey-over-double-basement, retail lead mixed-use redevelopment of a Dublin city centre site situated beside the Gaiety Theatre, a protected structure. Replacing a dark 1970's built office development, it comprises a floor area of approximately 9000 sq m with 4000 sq m of retail located at basement, ground and first floors, 3000 sq m of offices at second, third and fourth floors, with 4 apartments on the fifth sloor. Staff car parking and plant are located at Sub Basement Level.
South King Street is adjacent to Grafton Street, Dublin's premier shopping street, and the principal objective was to create an attractive, high profile shopping destination as an extension of that retail zone. Facades are lightweight, transparent and dynamic so that shop and street engage with each other. The fragmented pattern of the contemporary high performance glazing next to the Victorian Theatre forms a striking duality. A light coloured Portuguese limestone is introduced in small areas to echo the yellow brick which is predominant on the street.
Upper level offices are reached by a ground level entrance lobby located on Clarendon Row and framed in a red sandstone Portal which gives access to a 3 storey atrium. Stone is utilised extensively in the interiors. The upper level of the offices is recessed as is the apartment level in reference to the scale of the street and the chrystaline geometry of the composition but also to preserve vistas towards nearby Mercer's Street Hospital and to provide terraces which afford panoramic views of the city centre. Sustainable features include grey water recycling, low volume sanitary fittings, low energy fittings, high insulation values and an air tightness regime.
