The overall site design is based on achieving maximum site coverage allowable while providing adequate operational loading dock facilities and accommodating the required car parking facilities and statutory requirements for fire and water. The main office component was positioned at the front of the site, primarily to address the street and provide an active façade to Cosgrove Road, and also to provide maximum street exposure.
The main office design principals were based on an early client request that the building was to perform similar to an ABGR 5 or 6 star rated building. The main design features for this included a dual layered shaded façade, water capture and reuse, internal light well to maintain a maximum 15m to a natural daylight source.
The main office site-position resulted with the main façade (Cosgrove Road) having a western orientation. The façade design responded by providing a performance double glazed system, along with additional sun shading devices set 1.2m in front of the building. This also allowed the 1000m2 façade to be easily accessed externally for maintenance. The sun screening was to be made up of proprietary system of fixed louvres of different sizes and spacings set into frames.
