The masterplan, in part, is born out of an understanding of the constraints and influences of the existing site, planning history and an ambition to connect to the locale. The outline proposals for Phase III have been enhanced with a mixed use scheme including office, data centre, hotel and amenity building; as such a different commercial mix is embodied in the masterplan.
Mixed use development comprising 25,000 sqm office space, 26,000 sqm / 450 room hotel, including leisure facilities and energy centre (min 3 star), 18,135 sqm data centre (sui-generis), a single storey car parking building (sui-generis) 3,500 sqm mixed use building accommodating office non-residential institution including art exhibition space, retail, financial and professional services, cafés and restaurants and associated car parking and landscaping (outline for full details for access).
The masterplan has been developed with sustainable principles integrated into the formation of the buildings and open spaces, including a consideration of re-use of grey water and surface water for creation of ecological wetlands, also serving to purify the water. The layout also promotes walking and cycling, and reinvigorates a seldom used tow path along the Grand Union Canal, providing a designated pedestrian and cyclist access into and through the site. Arup delivered integrated design solutions combining the vision from Arup Landscape Architects with the technical skills of Arup’s environmental, ecological, infrastructural, transportation, energy, sustainability and water specialists.
