RTKL bring sporting fans closer to the action with residential high-rise

A new 26-storey building is a dynamic addition to Los Angeles’ skyline, 717 Olympic by RTKL serves as an anchor to the highly-anticipated LA Live sports and entertainment district by filling a niche for upscale housing in the city center.

At street level the building is wrapped with 7,500 sq ft of retail and commercial space. The tower achieves a sense of layering and texture by articulating deep setbacks and shadow lines. Residential levels, boasting private balconies, are raised above the podium to provide views for tenants extending past the entertainment district and the downtown area. One- and two-bedroom apartments contain high ceilings, open floor plants, top-of-the-line appliances and contemporary finishes. Carved out areas on the 8th and 26th floors provide space for high-end tenant amenities including a pool deck illuminated by south sun, a fitness area, gourmet kitchen, outdoor grilling area and theater.

The primary challenges of the project included working on a compact site (17,370 sq ft), and creating visual harmony with an adjacent Romanesque-style building. The design responds to each challenge by sensitively addressing mass, rhythm and organizational structure. Details of the podium create a sense of architectural balance, reinforcing the relationship of the new building with its existing neighbour.
