As the supply of UK housing continues to lag behind demand Berkeley Homes are set to build a modular homes factory in Kent 

Berkeley Homes has won planning permission to build a huge modular homes factory at Ebbsfleet in North Kent.

The 150,000 sq ft site will be capable of producing 1,000 modules for homes a year including plumbing, electrics, internal finishing, flooring and fittings.

The decision by Berkeley to build its own modular facility comes amid an increasing shift towards offsite construction.

Commenting on housing supply Berkeley Chairman Tony Pidgley said: “We should remember, above all, that housing is not a numbers game. Fundamentally, it is about people and community. I believe it is perfectly possible to deliver for our shareholders and for society.”

“The real driver for Berkeley is the quality we can achieve with modular housing. It will help us create fantastic homes for our customers where they can live comfortably in a beautiful setting.”

The supply of new homes in the UK remains well below required levels particularly in London, where there is a marked downward trend, with construction starts more than 30% down since 2015.

In addition to bringing new land forward, speeding up the process between planning consents being granted and developers getting on site must be a priority if this lack of supply is to be addressed.

Berkeley’s new factory will create up to 240 jobs in the Ebbsfleet Garden City Enterprise Zone.
