A new scheme will extensively refurbish a west London studio to complement the Art-Deco style of the original 1930s anchor building
Barr Gazetas has received planning consent for the upgrading and extension of Power Road Studios in Chiswick. The thriving hub of multi-let studios around a courtyard comprises 5 buildings fronted by a 1930s warehouse building. Current tenants include the makers of Top Gear spin-off ‘The Grand Tour’ and Heston Blumenthal’s kitchen equipment company. The proposals, drawn up for property developer Helical Plc, focus on Power Road Studios’ Studio 1 and Studio5, and will deliver much improved business accommodation.
The scheme will extensively refurbish Studio 1 to complement the Art-Deco style of the 1930s anchor building which was constructed to be the home of the Singer Sewing Machine Company and later became the BBC’s research department. As part of the refurbishment of the 5,500m2 space, the original steel structure will be revealed , and new exposed ceiling services and glazed corridors will provide a clean aesthetic to complement the site’s industrial history. The plans for Studio 1 include the addition of a contemporary third floor roof extension creating 1,240m2 of new office space with a facade rhythm that echoes the hero brick building below, but in a contemporary idiom.
The existing Studio 5 will be replaced with a new five-storey, 3,000 sq m office building with a garden roof and incredible views across West London.
Jon Eaglesham, Managing Director of Barr Gazetas said “The team wanted to maximize natural light on all of the floors which involved careful balancing of occupier comfort and solar gains. To achieve this, the brick façades will respond to their orientation, with curtain walling to the rear elevation increasing diffused north light, and a shifted 1.5m grid of windows to the south, east and west to reduce the area of glazing.”
Barr Gazetas’s masterplan also makes general improvements to the site’s access and visibility, such as new external lighting and wayfinding, an amenity building with plenty of cycle storage, lockers, showers and changing facilities. This is all carefully contained by a new landscaped campus with trees, seating areas and gardens.
The project is due to complete in Spring 2020 and will entail a complex three-year phased redevelopment plan that will work around the tenants currently in situ. Work is expected to start in January 2018 on the new Studio 5 building. Barr Gazetas will use their extensive experience in sustainable workplace design to help Power Road Studios achieve a BREEAM Excellent rating and provide over a 35% reduction in CO2 emissions.
