A new adaptive re-use project in west London has had a major beneficial effect on the local area and its businesses
One year since its completion 184 Shepherd’s Bush Road, designed by architecture practice ColladoCollins, has had a considerable effect on the Hammersmith commercial market. The site, formerly a car garage and showroom, is now a bustling office for the headquarters of customer service company dunnhumby. The building now houses up to 1,250 employees and spans 115,000 feet over six floors.
With the recent arrival of large companies such as Legal and General and rising prices per sq ft reported by Carter Jonas1, the design of 184 Shepherds Bush Road corresponds with the growing allure of the area. The recent Carter Jonas report states the price of commercial rent in west London has increased by almost 17% since Q1 2015 and is expected to rise to £62.50 in 2018, from £55.50 per square feet currently.
Roy Collado, Partner at ColladoCollins, comments: “From our work in the area and my role on the Hammersmith and Fulham Council Design Review Panel, Hammersmith’s unlocked potential in terms of commercial offering is undeniable. The growing trend of commercial decentralisation from the City centre and the recent price increase in office space in Hammersmith further supports this. The Hammersmith town centre masterplan, currently under review by the Hammersmith & Fulham Council will allow for large-scale regeneration that will increase the number of homes, improve public leisure and work spaces, and redefine cycle and pedestrian connections. This will greatly benefit not only workers aiming to move from central London, but the local community as well, with the possibility of 10,000 new jobs as a result”.
184 Shepherd’s Bush has set a new benchmark for the area. It has been designed in a way that fosters a sense of community, accommodates a variety of working environments and, with a stairwell introduced through the entire building, there is a floor-to-floor connection that encourages social interaction.
