Architects Kyson have completed an iconic new building in Waterloo, London 

Kyson’s Waterloo Road scheme ‘One Pear Place’ is poised to become a local landmark acting as an important node within the wider regeneration of Waterloo and Lower Marsh.

Situated at the junction of Waterloo Road, Baylis Road and The Cut the scheme comprises a mix of retail, office and residential forming part of a greater block regeneration project (also by Kyson) that includes the neighbouring ‘Fire Station’ and two other adjoining sites.

Kyson’s scheme is a careful yet dramatic intervention in stone, brick and glass that restores the traditional hierarchy of the streetscape by establishing a dramatic point of focus at this key junction. The massing is informed by the historic street plan reinstating an important anchor to the cruciform townscape, whilst the articulation and materiality mediates between two distinct character areas resulting in a building that is simplistically elegant and intelligently conceived.

To Baylis Road the building is conceived as two elements on a faceted building line relating to the scale and rhythm of the parade whilst Waterloo Road sees the building take on a larger singular form that responds to the scale and form of The Old Vic Theatre (opposite) and the Fire Station (adjacent).
