New designs for residential & retail building from Joshua Zinder Architecture + Design
Hamilton Square South will be a new 12 storey mixed-use residential / retail building. The program required that the building embrace the elements of a walkable community, maximising easy access to transit, schools, community park, businesses and culture/arts amenities.
The design established a 3-storey base for the building aligning with the traditional height of the brownstone row homes and base of Hamilton Square North. The base is broken down into brick and glass elements, with the first floor recessed under the brick form above, designed to support retail businesses.
The second and third stories feature ceiling heights of 12 ft and utilise a brick facade commonly found throughout the immediate surrounding community. This element of the building complex is designed to maximise the living unit count on the site foot print. These one, two, and three bedroom units offer private balconies and generous window features positioned to look over the plaza space below.
The fourth level of the building is a glass-enclosed community space which supports three 'floating' residential towers above. This floor offers community rooms, a restaurant and other amenities which further enhance the living experience.
The residential towers are designed to maintain sweeping views of the park, surrounding community, and New York City skyline. Influenced by local materials and context, the towers are wrapped in limestone and feature private balconies. With a sensitivity to massing, the towers are shifted and cantilevered creating visual movement and interest.
Adjacent to Hamilton Square South is a community school. The design pulls back the 3-storey base, expanding the entry court to the school. This gesture also moves the entrance to a below-ground parking garage away from the school to improve the safety of students and to create an entry / access point capable of receiving larger vehicles.
The vision for Hamilton Square South is a mixed use residential / retail building that strengthens the surrounding community, is context sensitive, offers modern amenities, sophistication of lifestyle and enhances the quality of life in the neighbourhood.
