Soho site given new life by Woods Bagot 

Ham Yard is the latest addition to the Firmdale Hotels portfolio and the developer’s second new-build hospitality project in London. Designed by Woods Bagot with interiors by Kit Kemp, Ham Yard is a brand new mixed-use development set in a prime location a short distance from London’s Piccadilly Circus.

The site where Ham Yard now stands was once home to the Piccadilly Jazz Club and a car park, a remnant of the former Piccadilly Garage. Today it hosts a 91-room hotel, 24 luxury apartments, 13 retail units and a restaurant, bar, gym and spa. A plethora of entertainment spaces are also included in the development, such as a 190-seat black box theatre in the basement, and a four-lane bowling alley.

Levels 1-5 are dedicated to hotel accommodation, from deluxe rooms ranging between 38-44 sq m to a terrace suite at 150 sq m. A roof terrace and kitchen garden can be found on the fourth floor where the building drops in scale. Residential accommodation to the south side of the development is accessed via one of two private lobbies.

The BREEAM Excellent building has been designed with careful consideration to its neighbours in the Soho conservation area of Westminster. The pre-cast stone and brick facades are punctuated with floor-to-ceiling steel framed Crittal windows, referencing the warehouse aesthetic of the Soho area, before transforming into a Windsor multi-red brick on Denman Street to match adjacent buildings. Yellow London stock brick is also used where appropriate, shifting at higher levels into a blue/grey pre-weathered zinc cladding system.

At the core of the development is a landscaped courtyard which forms a new public route between Denman Street and Great Windmill Street. In the summer, the Ham Yard restaurant will spill out onto this space, offering alfresco dining as an alternative. A handful of independent retail boutiques are also incorporated into this courtyard to give a flavour of the wider Soho area.
