258-unit residential development to aid feasibility for rail-based transit service
Acton Ostry Architects have released details of a major transit-orientated mixed-use development in Vancouver’s Mount Pleasant neighbourhood. Kingsway | Broadway is a residential-led project with a large retail component located at the intersection of two major transportation corridors.
Highlighted by the City of Vancouver as a prime area for a project to support anticipated population growth and future economic potential, the Broadway Corridor has also been named a possible location for a rapid transit system.
Acton Ostry Architects suggest that locating residents in high density housing in this area may contribute to an increased use of public transportation and therefore improve the feasibility of a rail-based transit service.
The Kingsway | Broadway development features five distinct massing components of differing colour, materiality and architectural style, reflecting the diverse community of the Mount Pleasant district. Four mid-rise blocks are punctured with open voids which provide views to an open-air residential courtyard.
Rising above this development is a 21-storey tower with a tree-topped crown, symbolising the height to which the first-growth forests once stood in the area. This tower is animated with cantilevered penthouses and sub-penthouses, all of which will benefit from far-reaching views across the city.
As mentioned previously, there are plans to incorporate a commerical element into the development. This would lower the need for residents to travel long distances for their shopping, reducing unnecessary energy consumption.
In comparison with typical developments in Vancouver, Kingsway | Broadway boasts: a 10% reduction in parking spaces for residents; a 33% reduction in parking spaces for commercial use; electric outlets for 20% of car spaces; 350 bike spaces with associated showers; and an onsite bicycle repair station.
