$300m KGH Tower by MGAEC destined for Kooheji Global Holding's Bahrain Bay
A $300m hotel, commercial and residential development has been unveiled by Nama International Real Estate (a subsidiary of Kooheji Global Holding) as part of the Bahrain Bay project in Manama. Designed by MGAEC, the KGH Tower will be constructed in phases with the first phase consisting of a 4-star, 175-key hotel, 120 high-end apartments, luxury commercial offices, a multi-storey car parking facility, and retail amenities. This will be followed by a second phase which will incorporate 240 5-star hotel rooms into the complex.
Speaking at a signing ceremony between Nama International Real Estate and Bahrain Bay Development, Managing Director of Kooheji Global Holding Tariq Al-Kooheji explained: “We are glad to announce the launch of our latest development that would be considered as the pride and back bone of our company.
“We [have] started communicating with top international hotel brands and operators to be our partners. Overall we paid careful thought and consideration to make sure that the project will be developed based on the highest international design standards catering to the growing needs of the hospitality and commercial sectors in the kingdom of Bahrain.”
Bahrain Bay is an immense 450,000 sq m development off the coast of Manama, masterplanned by Skidmore, Owings & Merrill and anchored by three ‘landmark’ projects. The scheme was launched in 2005 and construction is well underway on the leisure and commercial development with the first phase of supporting infrastructure completed at the end of 2012. The island of Bahrain Bay is to be connected to the mainland by a pair of road bridges as part of the $260m North Manama Causeway Project, the first phase of which was inaugurated by Minister of Works Essam bin Abdulla Khalaf in December 2012.
The Bahrain Bay masterplan is divided into seven key zones: The South Marina Water Residences and Yacht Club with serviced apartments; South Green Park offering a hotel, residential, entertainment, leisure and retail amenities; Ocean Front West Coast Community with waterfront and commercial properties; Marina and Canal Townhouses with mixed-use retail amenities; Residential and commercial neighbourhood with retail amenities; Ocean Front North Coast Community with commercial, residential and educational facilities; and the North Tower offering business properties.
Anchoring the scheme will be three key projects. Raffles City Bahrain is a collection of high rise apartments, luxurious ‘sky villas’, serviced residences and retail units. Designed by Rafael Vinoly, the Raffles City Bahrain development comprises four curving towers which look out over the Arabian Gulf and Bahrain Bay totalling 4,300,000 sq ft of mixed-use space.
The second major scheme is the Arcapita Headquarters designed by Skidmore, Owings & Merrill. Completed in August 2010, the building is an imposing glass and concrete structure, its cuboid form resting on two raised arches. The third and final ‘landmark’ scheme is the Four Seasons Hotel, also designed by Skidmore, Owings & Merrill, this time in collaboration with COWI. The hotel will offer 360-degree views to its guests from its central position on the core island. The short video below gives a fly-through of the masterplan.
