New commercial tower in central business district incorporates green technologies
123 Albert Street is a PCA Premium Grade, 38,250 sq m NLA, 35 storey, commercial tower located on a prominent corner of the Brisbane CBD. The built form reflects three significant elements: The Tower in the context of precinct, the streetscape context to podium level and the Ground Plane and pedestrian amenity in the precinct.
The Tower has a central spine with an offset floor plate attached either side which delivers a form orthogonal to the street, while Council planning controls encourage tangential development. The offset deliver sunlight to pedestrians and the simplicity of the form is a counterpoint to the expressive elevations of neighbouring residential towers.
The Podium is built to the street line in accordance with council requirements - its height responds to the parapet line of neighbours, active office uses ‘sleeve' car parking, ‘copper' fins acknowledge the entries to buildings opposite, and a ‘green wall' on the north face of the podium reduces reflection to the neighbouring apartment building.
At the Ground Plane the sidewalk widths are doubled, continuous canopies are provided together with an active through-site link lined with retail outlets and cafes and public art, optimum transparency visually extends the public domain, and a historic building has been refurbished.
Sustainability measures includes a GBC 6 Star Green Star Design rating with a 6 Star as-built rating pending and a 5 Star ABGR rating with 40% Co2 reduction, high performance facade system, chilled beam mechanical system, deep daylight penetration, energy-efficient artificial lighting, rainwater harvesting, tenant waste and recycling management systems, tri-generation plant, integrated Building Management System and extensive bicycle parking.
Innovative measures include a high-performance polarised compound glass-faced facade on each tower level with strategically placed solar reflectors, raised access floors and chamfered ceilings which direct additional natural light well into the floor plates while maximising views out.
