Sustainable office development by OVG Real Estate
In collaboration with a team of leading companies, OVG set out to realise an energy-positive, zero emission office, where the priority is the comfort of the building's users. The 17,250-sq-m GFA property was opened in September 2011. The TNT Centre office building is located in Hoofddorp near the national airport of The Netherlands, but is also well accessible by public transport and car. The ambition to realise the most sustainable office in Europe was translated into four exceeding goals.
These, now completed, goals; LEED Platinum, Greencalc+ >1000 points, Energy label A+++ and carbon neutral, proved a challenge that demanded innovation and courage throughout the entire development process. In 2012, the project was nominated for the Corenet Global Innovation Award. An intensive quest for innovative materials was necessary to remain within the ambitious sustainability requirements. The materials used are selected to be rapidly renewable materials, have a low emission (the materials and the coatings), and are recycled and/or recyclable.
Over 40% of the materials used are extracted and produced within a radius of 500 miles of the construction site. This turned out to demand uniquely developed solutions, like system walls composed of flax board, wood wool cementboard, flax insulation and glass. Moreover, the all of the interiors walls are designed to be movable. An innovative Green Lease Contract has been drawn up with the tenant TNT. This is a performance contract which guarantees the building’s energy-saving and environmental objectives during construction and occupancy.
OVG has set up its own ‘Energy BV’ to supply 100% sustainable energy to TNT at a fixed fee per sq m. This is done through the ‘Green Machine’, a biofuel combined heat and power plant that runs on second generation biological waist products. The surplus of heat produces by the machine is delivered to neighbouring offices.
