Preparations for the opening of green-roofed affordable housing scheme in the Bronx 

A new green affordable housing scheme in the Bronx, New York is set to open this year. Designed by Grimshaw Architects and Dattner Architects with Robert Silman Associates, the development comprises 222 apartment units arranged in three building formations.

The stepped blocks include a 20-storey tower, a 6- to 13-storey mid-rise duplex apartment block in the middle, and a series of 2- to 4-storey townhouses to the south. All three elements feature extensive green roofing and the complex as a whole has been designed to achieve LEED NC Gold Certification.

Shaun Donovan, Secretary of the Department of Housing and Urban Development, commented: “The New Housing New York Legacy Project and Via Verde represents architects re-engaging in the design of affordable housing, the best practices for environmentally friendly design as well as the wider concept of sustainability through community meetings where stakeholder voices were heard and locally-driven planning efforts were used as a model.”

Incentives for a healthy way of life are integrated throughout this entire scheme. Stairwells are easily accessible and naturally lit to encourage regular use and open garden spaces and courtyards are dotted throughout the complex.

A spiralling ribbon of green spaces begins with a ground level courtyard and rises across the south-facing green roofs to a terrace on the very top floor. Throughout this channel, residents will find gardening facilities, amenities for fruit and vegetable cultivation, recreation spaces, and social gathering spots.

The green roofing also provides for storm water control and added insulation whilst PV panels are integrated into the pergolas and facades generate green energy for the building.
