One Green Street mixed-use development, has been approved by the City of Pasadena 

Gonzalez Goodale Architects, in association with M&D Properties, has announced that One Green Street, a new mixed-use development, has been approved by the City of Pasadena on what is reported to be the last unbuilt parcel of land in Old Pasadena. Located at the corner of South Fair Oaks and West Green Street, the 3-story, 45,000 sq. ft. development will replace a surface parking lot with restaurant, retail, office space and two levels of subterranean parking. Design is now underway with groundbreaking slated for January 2012.

One Green Street will bring multiple benefits to the City of Pasadena, including much-needed office space and additional neighbourhood-serving amenities for the residents of Old Pasadena. A mere 10-minute walk from the Del Mar Gold Line Station, the development will increase pedestrian activity, bringing added vitality to this prominent intersection.

Enveloped by Old Pasadena's historic architecture, the building's architectural expression navigates a host of entitlement requirements, including design guidelines, public works setbacks, and tree canopy setbacks while still achieving organisational integrity and an extroverted glassiness appropriate to a mixed-use building type.

"Old Pasadena has seen a spate of diagonal corner towers in its recent mixed-use buildings," notes design principal David Goodale, AIA. "This design turns the corner a bit differently with a glass 'jewel-box.' The jewel box rhythms are echoed in the 3rd-story penthouse, which establishes the building's center of gravity, and provides panoramic views of both city and San Gabriel Mountains."
