£1billion residential development opens on the border of London's Hyde Park 

At £6,000+ per sq ft, One Hyde Park is upping the stakes in London’s property market. Designed by Rogers Stirk Harbour + Partners with Candy & Candy acting as development managers and interior designers, the block of 80 elaborate residential apartments are currently on the market for up to £135m, with influential figure Sheikh Hamad al-Thani, Prime Minister of Qatar snapping up a penthouse while the paint is still wet.

The glittering new development straddles the divide between the quintessentially British district of Knightsbridge – an exclusive area of the city which boasts historic retailers Harrods and Harvey Nichols – and the refreshingly tranquil gardens of Hyde Park. Rogers’ design challenges this exclusive location, blending contemporary elements of edgy urban living with reflections of the classic Knightsbridge architecture. Red weathered steel incorporated into the facade nods at the traditional red brick used in many of the neighbouring structures.

Besides the private residential units, One Hyde Park features three exclusive boutiques within four pavilions, which attempt to ‘form a unity between Knightsbridge and Hyde Park’. The roofscape has been delicately crafted to rise and fall with its neighbours, slipping into the urban fabric whilst retaining a distinct identity as the home of choice for London’s elite. Graham Stirk explains: “One Hyde Park will complement the existing architecture of the area and will create views of Hyde Park from Knightsbridge through the glazed lift and stair structures that link a series of independent buildings.”

Whilst a list of the property’s first residents remains highly confidential, it is understood that power players from the US, Russia, China and the Middle East have taken their pick of the indulgently lux internal spaces where the cheapest one-bedroom unit has an asking price of £5.75m. At this point only 50 of the 80 available flats have been sold, suggesting that these mammoth prices may be asking just a little too much.

With such an elite clientele, security is a matter of ultimate importance, meaning rooms are fitted with bomb-proofed windows and panic rooms. Nicholas Candy of Candy & Candy said: “This extraordinary project will make a major contribution to this prime central London location. We are delighted to have the opportunity to play a part in the development of one of the best, if not the best, residential buildings in the world.”
