MVRDV commissioned to transform a 35ha industrial site at the centre of Bordeaux 

The Urban Community of Bordeaux (CUB) have commissioned global architecture firm MVRDV to develop a masterplan for a 35ha stretch of former industry and military grounds at the right bank of the Garonne River. The project ZAC Bastide-Niel, with an envisioned urban program of up to 300,000 sq m, is regarded the most significant urban intervention in Bordeaux in the coming years and intends to further extend the city centre over the river.

The 35ha site near the Garonne River lies within walking distance from the historic centre of Bordeaux and is currently occupied by warehouses, redundant barracks and rail embankments. MVRDV’s analysis of the site identified what they felt to be a great potential; the future neighbourhood will be a chance to reconnect the city with the river and to engage in a new urbanity with an increased ecologic efficiency. The design process is set to be accompanied by public debate to engage the public and future inhabitants.

MVRDV was chosen for the project based on an intellectual bid. Vincent Feltesse, president of the CUB, said: “We have chosen MVRDV because of its sensitive reading of the possibilities of the site. Bordeaux will extend its centre with an excellent new urban quarter which will be an innovative, social and sustainable example.”

The program of what will appear onsite ranges between 280,000 sq m and 300,000 sq m, of which at least 55% will be housing, with 2,400 units in different categories to create a mixed urban environment. Up to 20% of the space will be reserved for offices and up to 15% for retail and public services. The project is commissioned by the Urban Community of Bordeaux and will be executed by MVRDV heading a team comprising of Arcadis France (traffic, engineering), Oasiis (environment), Davis Langdon (economy) and Territoires (landscape).
