Destefano & Partners reveal plans for a new 23 story glass residential tower
The plan for the 23-story high-rise is a simple rectangle. Six to eight units occupy each floor, with a unique south-facing residence that twists and turns as it rises up the building, creating panoramic views from this cube-shaped corner. The building massing is also a simple rectangle, except at the corner where the oversized, stacked glass cubes reflect the energy of the urban environment and provide the appropriate scale for the building on Grand Avenue.
The patterned, solid-punched metal skin of the residential tower transitions to a translucent skirt as it drops down over the parking podium. The creases and tears of this facade afford a screened view of the parking and create movement at this large base, providing more visual interest and activity in this urban setting.
Each residence features tall ceilings and large windows. Unit interiors were developed with surfaces and colors that play against the simplicity of the rest of the unit, much like the cubes do on the exterior.
The terrace provides an urban deck, pushed up against the tower and overlooking Grand Avenue. The pool, cabanas and a small park provide outdoor living space. The deck extends itself toward the adjoining fitness center, clubhouse and the business center.
As the skin of the building drops from above, it forms a large canopy just above the street-level, providing shade for the retail shops and outdoor seating. This canopy extends toward the curb, indicating the lobby entrance.
