The project for Lend Lease took just under a year to complete. The space consists of 7400m2 and occupies four floors around a large Atrium of a multi-tenanted building. The workspace accommodates 500 employees on a 1:1 desk ratio, however to facilitate the need for change over time, activity-based working concepts were implemented to foster creativity, innovation and collaboration, as well as to accommodate substantial growth over time on the same floor plate.
The new workplace, located within the Regents Place development in the West End of London, marks the amalgamation of Lend Lease's asset base within the UK. From inception, Woods Bagot was tasked in delivering a highly sustainable office environment that would exemplify Lend Lease's values and brand as part of a mixed-use development.
Honesty, integrity and sustainability were core considerations for the brief. The scheme used reclaimed timber, corten steel and other raw materials, and sought to create spaces that combine elements of lifestyle and workspace. Promoting physical flow through the building, three internal stairs were introduced and a series of breakout zones and multiple ‘refresh points' to promote social and business interaction at every level of the business.
The Clients robust sustainability agenda which is evident throughout the scheme, is enhanced with the installation of a habitat wall on the café terrace serving as a key feature, as well as the bio-diverse roof terrace which connects staff to the natural environment. These elements provide a strong social agenda encouraging a healthy and socially inclusive atmosphere.
Achieving a BREEAM rating of "Excellent", the new HQ fit-out defines the Lend Lease brand in a multi-tenancy building while creating a new work environment, embodying leading workplace design and creating a new and productive workplace.
