Arup saves Boston Properties $5m through NY’s first innovative viscous damping system

250 West 55th Street in Manhattan, New York is a 40-storey commercial tower designed by Skidmore, Owings & Merrill (SOM) and Arup. Substantial completion of the structure and envelope has been met with the LEED Gold building preparing for occupancy early next year.

As the building progresses through the final phases of construction, Arup has spoken out about the impressive cost-saving engineering that has gone in to making this tower a reality. The tower includes offices space, a green roof, 2 podium levels and 2 basement levels, with a landscaped tree-lined garden on the 3rd floor.

In incorporating an innovative viscous damping system into the outrigger and belt truss at the crown of the building, the structure’s motion during strong wind has been reduced and the steel tonnage of the structure has decreased by 10%. This decision has saved developers Boston Properties $5m.

Robert Schubert, Senior Vice President of construction at Boston Properties said of Arup’s involvement: “The firm’s engineering innovations helped us save $5m and gave us more usable space per floor. The degree of coordination achieved with the Revit and Tekla models was extremely thorough evidenced by the low number of RFI’s received for the entire steel fabrication and erection process.”
