Sheppard Robson on behalf of Allied London has received planning permission for 3 Hardman Street a 37,000m2 (400,000ft2) landmark office and retail building in Manchester, a key part of the 9ha regeneration of Spinningfields. “One of the challenges in dealing with such a large building - the floor plates range from 35,000ft2 to 10,000 ft2 at the top of the building - was to make it responsive to its wider and local context. Our brief from Allied London was also to ensure liquidity and flexibility within the design”, said Tim Evans creative director at Sheppard Robson. “To address this, the building is broken down by four stepped elements the highest point defining the corner of Hardman Square.” It is due to start on site in August 2005 for completion in early 2008.
