BREEAM 'Excellent' and LEED Platinum Moorgate Exchange completes in London 


The HKR-designed Moorgate Exchange has reached practical completion in the City of London. A stone’s throw from landmark towers such as Foster + Partners’ 30 St Mary Axe (The Gherkin), Rafael Vinoly’s 20 Fenchurch Street (The Walkie Talkie) and Rogers Stirk Harbour + Partners’ Leadenhall Building (The Cheesegrater), the 12-storey form includes over 200,000 sq ft of Grade A office accommodation.

Generous roof terraces can be found on the top six floors, providing opportunities for social interaction or entertaining clients. The offices floors range from 8,000 sq ft to 24,000 sq ft with an operational density of 1:8 on most floors (1:6 on trading floors). Moorgate Exchange includes some of the most efficient column-free floor plates in the City of London, in some cases measuring up to 64m in length.

Supporting the office units are a gym, 136 bicycle spaces, changing facilities, 42 motorcycle spaces, and 4 car parking spaces. Robert Balick of CarVal Investors commented: “Moorgate Exchange is a highly efficient office building that, in our view, includes a perfect mix of transport, historical interest and culture on its doorstep. We are in discussions with several potential commercial tenants and are confident it will be a fantastic place to work.”

Sustainability plays a key role in the design of Moorgate Exchange, with Hilson Moran acting as BREEAM Assessor and LEED Accredited Professional. The development is set to achieve both BREEAM Excellent and LEED Platinum.
