Nice renderings but reality is unless they bolt down the outdoor furniture, those terraces will be bare most of the time. Residents will quickly discover that they cannot leave the furniture out as weather conditions change rapidly and with that much exposure, any pieces left out, unless very heavy or bolted, will take flight.

Construction continues on Foster + Partners-designed Faena House in Miami Beach 

With the announcement of the RIBA Stirling Prize shortlist last week, the architecture world reconsidered the concept of ‘streets in the sky’ through the Park Hill redevelopment in Sheffield. The original Park Hill scheme sported a system of wide communal channels which, despite attempts to foster community, succumbed to a wave of crime.

Today we bring you the latest images of Foster + Partner’s Faena House development in Miami which is currently under construction and destined for completion in autumn 2014. This condominium block takes a slightly more private approach with its ‘verandas in the sky’ system, each residential unit enjoying generous outdoor spaces but this time in private with dining or sunbathing options.

The Faena House project incorporates 47 oceanfront condominiums over 18 storeys, including a full-floor duplex penthouse with a private interior lift, rooftop pool and cabana. Residents are welcomed by native planting and lily ponds which cool the entrance spaces and give a calming vibe.

South American developer Alan Faena explains: “We are creating far more than a real estate project in Miami Beach. We are curating a new neighbourhood, with the most exceptional team of talent from around the world. We believe Faena House will be the cornerstone of a neighbourhood that is the new paradigm of the Miami lifestyle, one where design, refined hospitality and culture converge.”

As Faena alludes to, the Foster + Partners-designed residential scheme is part of a wider development involving an arts centre, retail complex and high-tech parking garage, all designed by OMA.
