Green light for 111 residential units in wooded area of Wembley Park, London
PCKO Architects has won planning consent for 111 new homes on Brook Avenue in Wembley Park, London. The development for Network Housing Group will transform the site of a former car park, creating a new housing development of four apartment blocks and two semi-detached houses.
Mature trees already on site will be retained or replanted to create landscaping with a woodland character to encourage local biodiversity, screen the development from the road and provide a pleasant outdoor amenity space for residents.
Andrew Ogorzalek, Director of PCKO Architects said: “Brook Avenue transforms a former car park into new homes set in a landscaped pocket of woodland that creates a natural green amphitheatre setting for the buildings. The development takes the form of a series of apartment blocks that will create an interesting variety to the façade when seen from passing trains. These new buildings, integrated with green space, make a positive contribution to the emerging character of Wembley Park.
“Brook Avenue will provide houses and flats that are designed to allow different unit types within the block plan to meet the changing and individual needs of residents. We hope that this will encourage long-term occupancy and establish a mixed and sustainable community.”
Of the 111 homes to be delivered at Brook Avenue, 34 are Network Living flexible home ownership options delivered through the Mayor’s Housing Covenant, 22 are for private sale, 25 are shared ownership and 30 are for affordable rent. The buildings are designed to meet code for sustainable homes level 4, GLA London Design Guide standards and Lifetime Homes standard. 11 homes are designed to be wheelchair accessible and meet Habinteg and GLA wheelchair standards.
All homes, other than those on the ground floor of the apartment blocks, will have access to balconies overlooking the woodland. The development provides 130 secure cycle parking spaces, more than one per home, in cycle storage rooms incorporated into the ground floor of the apartment buildings.
