Sun-drenched residential village gets green light from Planning Assessment Commission 

In June 2013 the Planning Assessment Commission approved a modified Concept Plan for Stamford Property Services’ Macquarie Park Village (MPV) mixed-use development in Sydney. Whilst Ryde Council’s draft LEP controls limits the site’s FSR to 2:1, AJ+Cs proposal for a development at 2.28:1 was approved based on the quality and creativity of the design and its successful integration into the surrounding built form context.

"The building forms are designed to ‘de-formalise’ the usual rigid and repetitive facades common in multiunit residential development. Often, these are identical apartment plans stacked one on top of the other, resulting in an institutional rather than organic or ‘community’ feeling", said Mark Louw, Director of AJ+C.

"This is a ‘family of buildings’, each with its own individual character but sharing a common architectural language. The colour palette draws from the colours of the bush, and a variety of materials and textures has been used to break up the mass of the buildings," he continued.

The residential design is supported by solid urban design and landscaped communal spaces. New active street edges with excellent solar access and visibility have been incorporated within the master plan, and have facilitated public walkways and through site links allowing greater pedestrian permeability across the overall site.

The Macquarie Park Corridor has been identified by the NSW Government as an urban activation precinct. Capitalising on the existing commercial and research activities, this program aims to facilitate future development comprising a mix of residential, commercial, retail, community and recreational uses in this area. The vision is to create a premium location for globally competitive businesses.

The MPV site is one of the few opportunities within the Macquarie Park Corridor capable of providing sufficient residential density to support this vision. MPV will be the forerunner to the new era of housing and workplace development in the area. With 7 buildings ranging from 8-22 storeys in height, providing between 640-700 apartments, this development will make a significant contribution towards the urban activation of the Macquarie Park Corridor precinct.

In addition to the apartments, the development provides 1,200 sq m of non-residential floor space including commercial/retail floor space and a community room. Extensive courtyards, gardens, a swimming pool and gym facilities provide passive and active recreational opportunities.
