Barwa Real Estate unveils $5.5bn Oryx Island development off the coast of Doha for spectators of 2022 World Cup 


Barwa Real Estate has unveiled plans to construct a $5.5bn island off the coast of Doha at Cityscape Qatar with a short presentation of the development uploaded to YouTube on Monday 27 May. The Oryx Island film credits HOK and ABS and spreads over 2 million sq m away from the hustle and bustle of the thriving city of Doha.

With five floating hotels, an open-air theatre pavilion, commercial district, leisure areas and various residential options, Oryx Island has been designed to provide temporary accommodation during the 2022 FIFA World Cup in Qatar. A series of venues are also planned for spectators to enjoy the football matches from the island.

Chief Executive of Barwa Abdulla al-Subaie told Reuters: “We anticipate that there will be a short-term demand for hotel rooms, so maybe it is not wise to offer all these hotel rooms for only a short time. Oryx Island can accommodate 20,000 to 25,000 people. Cruise ships can be docked for one week, two weeks. It can be mobilised and demobilised for a short time."

Using the Arabian Oryx - a white antelope with lengthy horns native to the Arabian Peninsula - as its symbol, the design of the Oryx draws on Al-Maha Island and the natural ecosystem of Qatar. An official document by Barwa reads: “Plans are intended to reflect the ambitions of the young state of Qatar, striding towards upgrading the Qatari community, and pushing it ahead to the ranks of other developed nations.”

Located within easy access to Hamad International Airport (designed by HOK) the island development will be a pedestrian-only community with electrical vehicles, water taxis and ferries replacing the traditional cars and buses as the go-to transport options.

Five floating hotels are planned for Oryx Island during the 2022 World Cup which will be temporarily located to the west of the island development for additional hotel capacity. Three permanent five-star hotels will each enjoy panoramic views across the West Bay and Doha Corniche with the Tropical Health Club Hotel offering yacht rental services and tours of the Qatari coastal strip.

A number of permanent residences will also be available for long-term guests with various styles of property on offer, from 135 private villas of 1,300 sq m with verdant gardens to 72-100 villas of 1,300-1,700 sq m with private beaches. Each private residence will be fitted to the uppermost standards of luxury with breathtaking views of the coastal region.

Also included in the concept designs is a Maritime College with associated pearl hunting school to educate students on local marine life and traditional hunting techniques. The short video released by Barwa shows this college to be located in a spiked dome with cavernous atrium and expansive underwater facilities.

The scheme is currently at the concept design stage and is thought to take only seven years to complete once construction has begun.
