Fraser Brown MacKenna Architects to transform car park into high quality homes 

Fraser Brown MacKenna Architects' proposal to transform an underused overspill car park located off Purley Way to provide 21 new high quality homes and commercial space has achieved detailed planning permission.

The building, which has been commissioned by Workspace, London's leading provider of space to new and growing companies, follows the curved footprint of the site which overlooks a large roundabout in Croydon. The team's challenge was to provide high quality new homes on a site facing a busy road and surrounded by office and retail buildings.

The site sits in an area of contrast - the busy, modern, urban environment is softened by the mature trees in the centre of the large roundabout, which offer a pleasant visual aspect from high level. Fraser Brown MacKenna Architects' solution was to locate most homes at first floor level and above, to capitalise on the views.

A double skin façade generated by deep balconies creates a modulated façade and provides significant private amenity space overlooking the roundabout. The continuous balconies emphasis the horizontal - adding to the feeling of movement. Perforated metal screens offer privacy and enhance the dynamic aesthetic.

At ground floor level, the building is set back from the road, with landscape improvements enhancing the pedestrian experience and providing a suitable entrance space to new commercial units. The four storey building provides a range of one, two and three bedroom homes and is intended to achieve CfSH Level 4.
