Lend Lease completes 'Australia's greenest timber apartment building' in Victoria Harbour 

Designed and built by Lend Lease, the Forte residential tower in Victoria Harbour, Melbourne is now the tallest completed structure in the world constructed using Cross Laminated Timber (CLT). The building rises 10 storeys into the sky and comprises of 23 boutique residential apartments and 4 townhouses. Forte is a highly environmentally-friendly block which saved 1,600 tonnes of CO2 emissions during construction in comparison with concrete and steel - the equivalent of removing 400 cars from the roads.

CLT buildings may be a more readily accepted form of construction in Europe but the practice is less common in Australia as Head of Operational Excellence for Lend Lease’s Australia business Daryl Patterson explains: “Designed and produced in a factory environment, Forte was 30% faster to build, safer and with higher precision than traditional construction materials.

"It also resulted in reduced construction traffic to and from site, caused less disruption to the community and produced less waste. Unlike Europe where the revolutionary material has been used for more than a decade, Australia is only at the beginning of its CLT journey and still has a way to go to recognise the enormous potential in our market.”

Staying at the top of the curve, Lend Lease has pledged to develop up to half of its pipeline projects using CLT. The material is an engineered mass timber product and, given its additional strength through layers of laminations, has the equivalent structural integrity to concrete.

Forte is the first high rise apartment block in Australia to be constructed using CLT and is hence being heralded as the country’s ‘greenest’ tower. This particular method of construction provides enhanced thermal performance and therefore reduced energy and water costs, saving residents on average AUS$300 per year. Analyses also show a 22% reduction in greenhouse emissions over a 50 year cycle.
