Boogertman + Partners completes new office for Deloitte 

This new development consists of two separate buildings on a super basement, each building comprising of four & five storeys respectively. The new development will have a total of 15,000 sq m of GLA available of which 7,000 sq m has already been occupied by accounting giant Deloitte - Pretoria, Gauteng, South Africa. The two buildings are connected with steel screens in order to unify the buildings into one.

The building facades were constructed with an EPS (extruded polystyrene system) light weigh structure, which is technology that has been used extensively in Europe, but has to date not been accepted in the main stream construction industry in SA. 

This system enabled the architect to design facades that cannot be built with masonry, as in this case, and also to ensure excellent insulation to the perimeter facades. It also greatly improved construction speed.  Wall panels were designed off site, and were delivered to site where it was connected and erected. Glazing contractors could therefore start with aluminium frame manufacture before the lightweight walling was installed as the system is extremely accurate. It was therefore not necessary to wait for a completed façade, before measurements for windows could be made, therefore saving crucial time on the project. Furthermore the system allows for much better accuracy which ensured better detailing and finishes

The main atrium staircase was designed with a steel structure frame which was cladded with timber strips. This complicated stair design required the staircase to be manufactured off site thus enabling the contractor to fit the stair on site the very moment the receiving structure had been completed. The structural steel had to be designed to accommodate the unique requirements and constraints of the architect, contractor and the client.

The steel & engineering component of this project greatly contributed to the speed of the project and also resolved many aesthetic issues simultaneously. It created a visually pleasing and fast alternative to conventional building practice and was therefore a major contributor to the success of this project.
