Studio Egret West's proposal for new development in Lewisham 

Surrey Canal Triangle offers a significant opportunity for major regeneration in the London Borough of Lewisham. This site, located on Lewisham's north-eastern perimeter, occupies a gateway position to the bordering London Borough of Southwark and Central London. Furthermore it is the long-term home to Millwall Football Club.

The Surrey Canal masterplan was rigorously considered, going through 52 iterations that the project team developed in collaboration with key stakeholders including the London Borough of Lewisham and the Greater London Authority. Despite being a 30-acre site on the edge of zone 1 in central London the area is unknown as it is difficult to permeate and is in the top 20% of the most deprived wards in the UK. 

The response was to create a new piece of London by developing the masterplan around five key character areas, each with their own distinct identity. Each phase includes a range of residential and A1 to A5 commercial units creating a truly mixed-use regeneration.

1: Faith - today there are over 70 faith organisations based within a quarter-mile radius. The scheme will deliver a 1,200 capacity faith centre including classrooms, resource centre, café, media centre and performing arts facility.

2: Film City - locally there are over 650 digital media businesses. The scheme will develop the UK's leading centre for virtual technology, based on 3 green-screen studios.

3. Sports - over a third of the population are aged between 15 to 25 and locally there is a large appetite to participate in sports but a lack of suitable facilities. The regeneration will deliver London's largest sports centre for community use, safeguarded by a registered charity (the Surrey Canal Sports Foundation) and including a 3,000 seat arena and facilities for aerobics, athletics, badminton, basketball, boxing, climbing, cricket, day spa, diving, fencing, football, gymnastics, handball, hockey, martial arts, pilates, squash, swimming, table tennis, volleyball, weightlifting, wrestling and yoga.

4. Hotel and conferencing - a 150 bed hotel for sports events and faith centre celebrations.

5. Health - an integrated health centre offering GP and outpatients services and delivering community programmes to tackle heath deprivation in partnership with the Surrey Canal Sports Foundation.

The 5 character areas are connected by a green armature which integrates Bridgehouse Meadows park, South Bermondsey and Surrey Canal Road stations and the bus terminal creating great connectivity throughout the scheme and to neighbouring areas.
