KCAp designs waterfront regeneration framework for former maritime-industrial area 

The urban plan for FredericiaC is a development strategy for a 21 ha brownfield site at the seafront of Fredericia, which will expand the inner city by 25%. The plan sets out a framework of qualitative public spaces and the conditions for a mixed urban program of 265,000 sq m. The project will establish a new destination in the region, create new correlations in the city and add a vibrant and inclusive mixed urban district in an attractive maritime environment.

Fredericia's history as a military garrison town is still very present in its intact vaults and the renaissance grid layout. To the south, the city was detached from its seafront by its active harbour. Now that part of the industry is cleared, a unique opportunity presents itself to extend the centre to the waterfront and shape a vibrant and inclusive mixed urban district.

With respect to the city's scale and history, the development strategy sets out a sensitive network of public space. The existing seafront will be enriched by a network of canals, offering a strong presence of water into the city. The city's characteristic grid and view lines are extended seamlessly into the site. The open ends of the green rampart around the city are connected by a new central park strip which marks the position of the former southern vault.

Within this framework, planning principles define a varied mix of different uses, urban typologies and architectural expressions. The concept results in a coherent urban ensemble, which remains highly adaptable to any future changes that might affect the development process. The plan sets out a flexible phasing strategy and invites stakeholders and end users to take initiative. A financial strategy guaranties the feasibility of the project in every stage.

An all-embracing sustainability strategy defines specialised educational institutions, a cultural cluster and urban farming as social drivers of the plan. Regarding mobility, cycle lanes, pedestrian and shared space routes promote walking and cycling over car use. Furthermore, the plan includes strategies on water and waste management, parking, microclimate and energy, which renders the building operation energy and CO2 neutral.
