Quadrant 3, a product of The Crown Estate's vision to regenerate Regent Street and Soho 

Quadrant 3 - at the site of the Grade II Listed former Regent Palace Hotel has been restored and developed as the centre piece of The Crown Estate's wider £1 billion Quadrant development at the southern end of Regent Street, London. This £300 million, 270,000 sq ft project combines conservation and new build to deliver a successful mixed use scheme, attracting a range of high profile residential office and retail occupiers. Just nine months after completion the building is 80% let or under offer.

Breathing new life into a previously run-down quarter of central London, the project has regenerated this area of the West End into a lively urban hub, extending the bustle of Soho to Regent Street and Piccadilly Circus. Delivered ahead of schedule and below budget the scheme sets a benchmark for the standard of mixed space development in London, meeting the needs of contemporary business without compromising the heritage of the built environment.

This innovative design includes the restoration of three corners of the former Regent Palace Hotel's faience facades with a carefully crafted modern insert. Whilst the three retained corners maintain the architectural cohesion of the site and its historic urban vistas. The new insert opens the block up at street level which is enhanced with a pedestrianised public realm. Internally, the carefully restored 1930's rooms have been upgraded to become successful modern restaurants.

These iconic rooms have returned to the public one of the largest and most complete sets of art deco interiors in the country. The building has received a BREEAM Excellent rating for Design, Procurement and Construction. Its sustainability is underpinned by CCHP units, photovoltaic cells and thermal stores providing energy for the building and eventually heat for all four Quadrants. A bio-diverse sedum roof and beehives support the local bee population.
