Holt Town waterfront development gets go ahead 

EDAW and GVA Grimley have advised developers Cibitas in securing a resolution from Manchester City Council to approve a pioneering masterplan for Holt Town Waterfront in East Manchester. Supported by the area’s urban regeneration company New East Manchester, around 50% of homes in the mixed use neighbourhood will be family units (3+ bed) and nearly 70% of residential floorspace will be family-friendly. Located just 10 minutes away from the city centre and soon to be connected by tram, the new sustainable community will be a family orientated destination positioned in Manchester’s historic green Medlock Valley between the Rochdale Canal and the River Medlock. The masterplan is an ambitious solution to urban family living through new high density housing formats and amenity spaces that combine the convenience and buzz of city centre life with the space and greenness of the suburbs. The project is the result of 2 years intensive design and planning work and features many firsts for Manchester, including the application itself which is the city’s largest ever single development application. The masterplan, designed to foster a sea change in the city’s residential market, will bring families back into the city through an inventive range of new residential homes together with safe streets, a range of open green spaces, play areas and a distinctive sense of place rooted in the historic waterfront setting of Holt Town. Importantly, the masterplan has been designed around key sustainability principles, including maximising solar gain and utilising SUDS (Sustainable Urban Drainage Systems). The project team from EDAW’s Manchester studio helped ensure the sustainability initiatives were adequately factored into the financial model, including the differing costs of meeting the targets of the Code for Sustainable Homes. This attention to detail has given the necessary confidence that Holt Town Waterfront as an innovative, family-orientated development is a viable proposition in modern Manchester.
