The building is indeed stunning but in places attention to detail is missing: some areas are far too dark (predictably so), and health and safety have measured light levels as low as 70 lux (500 lux is the minimum for the work we carry out) so post-occupation lighting work will ne needed.

The main meeting areas are separated by removable panels - grreat idea for flexibllity but again these opaque structures reduce through light a great deal and make for a darker than ideal environment.

Not at all meaning to be negative, overall the job's a good 'un, but could maybe have been bettered, please take note!

Ben Adams Architects Ltd gives Victory House a major facelift 

The retrofit of Victory House, 170 Tottenham Court Road, was a project that represented an ideal opportunity to re-interpret a client brief for a category A office fitout in a manner that could deliver a building with much greater impact than initially envisioned on paper.

Taking the building back to its structural frame internally provided much improved floor to ceiling heights, while the raw concrete of the building structure gave a more industrial character to its spaces. This character was enhanced by an exposed and rigorously controlled services installation which creates visual
interest in what would typically be a generic open plan space, simultaneously permitting the maximum height available from the existing building structure to be fully explored. In this way, the inner workings of the building become the star of the show, rather than something to be hidden away.

Most dramatic is the transformation of the building exterior. Heavy framed, single glazed windows were replaced by high performance double glazed units with fully glazed frameless corners dramatically lightening the appearance of the building exterior. This lightweight and elegant aesthetic was followed through with the glazed balustrades that form the guardings to the balconies on the buildings top two storeys which will be fitted out as residential accommodation. The final piece of the puzzle is the brickwork. By re-painting the existing brickwork black, the building was given a complete facelift, transforming what was a large and
anonymous presence on Tottenham Court Road into a cool, elegant intervention at minimal cost.

An elegant, generous reception provides a more positive presence at street level, while the existing link beneath the building - connecting Tottenham Court Road to the Mortimer Market Centre - has been turned into a more meaningful piece of public realm via the introduction of a dramatically lit mesh soffit and increased glazing, promoting both visual interest and natural surveillance.

Victory House represents a retrofit that succeeds through an honest, holistic expression of structure and servicing, together with a dramatic, cost effective re-branding of its exterior that gives new life to the building and area around it.
