Green light given for extensive urban design plans in San Francisco 


Heller Manus Architects has announced that on 12th July 2011, the San Francisco Board of Supervisors unanimously passed the general plan and planning code amendments for Executive Park. The Planning Commission had recommended adoption of the legislation 7-0 in May. The plan continues the transformation of Executive Park, a 70-acre unrealised 1970s office park tucked between Candlestick Park and Highway 101, into San Francisco's newest residential neighbourhood.

“Executive Park is a gateway project that will be a catalyst in creating a new residential community at the southern entry to San Francisco that will unite the Bayview and recently approved Hunter’s Point to the east and the Little Hollywood and Visitation Valley neighbourhoods to the west,” said Clark Manus, FAIA, CEO of Heller Manus Architects. New zoning and the amended Subarea Plan will accommodate a vibrant, sustainable mixed-use/residential development, totaling 13 new residential buildings consisting of 1,600 condominiums and apartments, in the area now occupied by office buildings and parking lots.

With an expansive land area of nearly five acres, the project site is owned and developed by the Yerby Company. The approval also enables the adjacent developer, Universal Paragon, to develop eight buildings consisting of 1,100 units, while native San Franciscan, George Yerby, who has envisioned the development of Executive Park since 1979, will create five buildings consisting of 500 units.

Heller Manus Architects is responsible for the design of Yerby’s five midrise buildings including one high-rise tower in this sustainable neighbourhood that will accommodate 500 housing residential units for a range of family sizes and incomes. The Everhart Company facilitated extensive and very successful community outreach for both project sponsors.

The proposed Executive Park at Candlestick Cove will be a catalyst in creating a vibrant, sustainable, pedestrian-oriented urban neighbourhood characterised by active publicly-accessible streets. Construction is slated to commence within the next two years. The 1,600 units of Executive Park are part of a larger, 2,800-residential unit neighbourhood, and the development at the nearby Hunters Point and Candlestick Point (that is poised to bring 24,000 new residents and $2bn to the area) is expected to boost the plans for the continued transformation of Executive Park.
