Victorian country estate redeveloped into four-star resort that embraces surrounding woodland and retains historical attributes 

AWW sympathetically restored and redeveloped a dilapidated Regency Manor Estate (dating from 1834, unoccupied since the mid-1960s) to create a distinctive 65-bed ‘boutique' 4-star hotel, completed in 2010. The conversion of a Victorian stable yard comprising a walled yard, carriage house and stables forms the arrival area to the luxurious Clearing Spa and award-winning infinity pool. Clusters of Woodland Lodges emerge gracefully from the surrounding woodland.

Conservation was a key element of the brief with the estate's historic setting and natural beauty a great asset. It was the inspiration for integrating elements of nature and the external parkland surroundings in both the architectural and interior design. The development respects and sensitively complements the outstanding flora, fauna and setting of the estate and the integrity of its buildings.

The link building which houses the reception, brasserie and kitchen seamlessly ties the old house to the extension wing where the 56 Woodland Bedrooms are located. Where the reception links to the old house, the architects have retained the existing rubble stone exterior wall as an interior feature as tribute to the history of the building and celebration of rejuvenation for generations to come. A flat-pack timber cassette was used both for the Woodland Lodges, and for the 56 bedroom extension behind the original Manor House, to minimise disruption to the surrounding Victorian woodland and wildlife.

Sensitive restoration seamlessly blends with contemporary design ensuring the building retains its unique character. New standards of comfort, amenity, efficiency and safety were added, with M&E cleverly hidden within the existing fabric of the building, skirtings removed and service channels established behind for electric power and communications cabling, maintaining the illusion of an old-fashioned interior whilst still enjoying all mod cons.

Where features were beyond restoration, they were replicated in the same style; many internal finishes survived and were lovingly restored, including windows with shutters, doors, skirtings, ceiling cornices and a remarkable range of marble and slate fireplaces, complemented by the delicately decadent interior design.
