C.R.NARAYANA completes one of India's largest mixed-use towers in Mumbai
The brief from the client, HCC, was for the building to cater to different functions - shopping mall, corporate office and multi-tenanted IT offices. The design has developed in the form of three towers, which extend above common podium floors, within which the retail activities are restricted to the ground and first floors. The central tower features a rooftop Helipad, which is one of the largest of its kind in India.
The planning ensures isolation of vehicular and pedestrian traffic by taking advantage of the site’s natural contours and effectively managing a complex traffic-flow and circulation with adequate covered parking. The 3 towers offer the client options to lease out office spaces ranging from small offices to the entire tower, maximising opportunities for future reconfiguration as per market trends. Flexibility was achieved in the interior spaces by means of the large spans in the structural members and flat slab construction.
The purpose of a mall is to invite diverse people to an environment that creates potential for social exchange. While the physical character and quality of this building is defined by the 3 towers, it is the plaza at the entrance which has the greatest potential for unifying and equalising the shared space of the site and provide for the enriching experiences of both planned and chance encounter with the aim to knit together the diverse elements of the building in a coherent way.
High performance glazing system ensures openness without loading the air-conditioning spaces. The use of over deck insulation and high reflectance roof cover allows for reduced thermal loads. Advanced HVAC system designed to provide superior occupant comfort and excellent indoor air quality including increased ventilation. Use of low VOC paints and eco friendly material for interior spaces enhances the quality of space for the end user. Systems in place for storm water management and 100% sewage recycling ensures a Zero Water Discharge Complex. Building management systems installed to monitor and control the systems and energy consumption. The anticipated annual saving in energy is 24%.
The project objective of having energy efficiency, state of the art technology, easy maintenance and compliance to all statutory regulations was achieved despite the challenges of the economics, scale and tight schedules.
