Paul Davis + Partners completes redevelopment of the former Duke of York's headquarters in King's Road, Chelsea 

The former Duke of York’s headquarters in King’s Road incorporates the first new public square in the West End of London for more than a Century. Paul Davis + Partners, the London architects that created and implemented the master plan for this exceptional 4 hectare site, believe the scheme to be an outstanding example of urban transformation. ‘Phase One’ embraces a careful mix of retail, residential and commercial accommodation. Phase Two and Three include a school, medical facility, residential, carpark for residents, offices and the worldwide renown Saatchi Gallery.

Cadogan’s vision was to develop the site as a series of high quality new and refurbished buildings, arranged around a progression of public spaces. Local residents, English Heritage and the local planning authority were consulted throughout the design and construction process enabling a planning permission to be granted just five months after submission.

The scheme is the antithesis of the modern shopping centre, since it is essentially an extension of the existing street pattern. The scheme draws on the precedent of historical market towns and the typology of traditional market squares to create a traffic-free shopping environment. It provides shopping in an open ‘high street’ type environment without employing the typical retail solution of covered malls and large service yards. Carefully mixing the refurbishment of historic buildings with a limited palette of modern materials, an architectural language for the whole development has been created.

Completed in 2008, The Duke of York project provides Chelsea with an exceptional new hub, a high-quality development that adds a new dimension to the King’s Road and successfully meets the clients high expectations on quality of workmanship, design detail and sustainability. The public spaces are well utilised and enjoyed by local people and visitors, and local residents are complimentary about the project and approach.
