Stock Woolstencroft’s €16m development rejuvenates Canning town whilst framing a protected London Plane tree

With a total of 94 new affordable homes in a series of distinct blocks, the scheme includes high quality communal amenity space with compact courtyards as well as private amenity space for each resident - balconies for the apartments and private gardens for family homes.

The derelict petrol station site has been brought back into use in the heart of Canning Town. The development of a new, active commercial frontage has contributed to increased vitality and diversity in the area and complements regeneration plans for the market area and shopping parade.

The site is characterised by a mature and protected London Plane tree which became a key shaper of the concept development. The scheme is designed as a series of four structures, each with its own unique articulation and expression. The structures appear to ‘slide’ past one another to form a compositional framing on the London Plane tree.

The first structure, fronting Barking Road, responds to its urban environment with a bold framing to a vertical ‘fin’ treatment giving a degree of defence and responding to the southerly orientation. The second structure, a gold box, is sheathed in metal cladding laid out in repeating strips to form a light-reflecting backdrop to the dappled greens and greys of the London Plane.

The third structure has a visually more neutral, render finish to calm the composition and the final building has a brick façade, anchoring the development.
