The Hulbert Group completes condominuim in Victoria targeted for LEED® Platinum
Two principal challenges of the client’s brief included a desire for a new direction in urban residential infill housing, embracing the notion of re-invigorated North American city cores as enjoyable, relaxing places to live; and a state-of-the-art example of sustainability.
Parkside Victoria is a 126-suite mixed-use, urban multi-family residential project in downtown Victoria. Whole ownership condominiums are complemented by a variety of holiday ownership products including fractional ownership. Two independent 7 and 8 storey midrise structures are linked by a garden atrium lobby. Amenities include a spa, fitness center, indoor pool, cosmetic surgeon, convenience retail, offices, and food and beverage facilities.
Sustainability and stewardship are the primary principles behind the design and construction of Parkside. The building complex is designed to be among the most energy-efficient, sustainable works of architecture in Canada. Some of the high performance strategies include a storm water retention tank which stores and uses rainwater collected from the site to irrigate landscaped courtyards and rooftop gardens; fritted glass sunshades and operable windows to reduce heat gain and provide natural ventilation; low-flow / flush water consuming fixtures and Energy Star-rated appliances.
The atrium space is also home to an extensive collection of tropical plants salvaged from Victoria’s historic Crystal Garden building. Mechanical cooling towers on the roof were eliminated by using a storm water tank, landscape waterfalls and ponds to act as heat sinks for cooling the building. Parkside is currently on target for LEED® Platinum certification.
Parkside successfully responds to a varied immediate context ranging from cherished heritage buildings to valued permanent open green space, a developing urban core, and framing key arterial connectors. Given the mix of adjacent contextual forces, the solution emerges as a modern building that peacefully co-exists within the historic capital city of Victoria’s downtown core.
The project was completed in July 2009.
