LMS’s Mission Walk project offers designer architecture for affordable housing units

Mission Walk is the first below-market-rate housing for sale in the new Mission Bay neighborhood of San Francisco. Located on two sites in Mission Bay North, Mission Walk’s two five-story buildings incorporate 131 affordable residences targeted for purchase by households earning between 80 and 100 percent of average median income for the area. A variety of living options are available, including 25 one-bedroom, 83 two-bedroom, and 24 three-bedroom units ranging from €100,000 -€200,000 .

To create a pedestrian-friendly public realm, two-story townhouses with landscaped terraces wrap around the perimeter at street level, a strategy that also conceals the structured parking from view. A five-foot lower floor setback enhances privacy and provides opportunities for landscaping. To minimize the buildings’ apparent mass, the façade is subdivided vertically into urban rowhouse forms. Narrow vertical and horizontal bands correspond to the load-bearing walls and floors.

Low-flow plumbing fixtures and fittings, drought-tolerant landscaping, and water-efficient irrigation conserve water should ensure that the development is to achieve LEED Silver Certification from the U.S. Green Building Council.
