Elenberg Fraser + EDAW/AECOM unveil designs for new waterfront development
Ajman is a mixed use development proposing 7 residential towers of 1000 apartments, 120 multilevel villa type dwellings, marina facilities, 10,000 sq m retail, commercial and hospitality and the pinnacle to the site is a 270 key, 5 star hotel.
The Marina project development is located directly on the beach waterfront in the city of Ajman. The key environmental concerns relate to the extreme sun and wind conditions that are prevalent on the site. The design is a climate responsive architectural master plan that responds to the location and takes advantage of panoramic sea views, optimum orientation, self shading and natural ventilation.
The towers are formed and placed to maximise passive solar and wind principles. The south facade sweeps around to provide protection from the hot winds and sun, while the north facade opens out to capture the views and breezes from the ocean.
The exterior louvres respond to the sun path by gradually folding to reduce solar penetration into the building. The folded articulation of the exterior sun shading allows for a dynamic facade that exudes movement. The thermal buffering balconies and evaporative cooling allow the interior temperature to be controlled energy efficiently.
The other ESD initiatives used include green roofs, grey water recycling, photovoltaic lighting to public spaces, thermal massing and smart infrastructure.
