Masterplanning and concept design for Saudi shopping mall development 

The Al Qasr Mall will be a state-of-the-art shopping centre in the Swaidi area. As part of the Al Qasr Development it is situated around 20 km south of the center of Riyadh. The Al Qasr project as a whole consists of residential as well as commercial developments and is designated to house a population of approximately 13,000 people.

The direct neighbourhood of a high-standard housing development and a large scale shopping mall caused numerous complicated planning tasks, especially regarding the supply and delivery for the mall. AS&P prepared a master plan and concept design. A multidisciplinary team carried out the analysis, programming and planning tasks including urban design, architectural, landscape and engineering infrastructure services.

The 4-storey retail mall located on Al Swaidi Road will allow convenient access from all directions. In order to meet the client’s desire for 1200 shadowed parking lots with direct connection to the retail areas, the ground floor is mainly used for car parking purposes. Furthermore, it accommodates the ascension areas with drop-off zones, smaller retail units and a restaurant unit with a connection to the first floor.

The layout of the central atrium allows a spacious and generous circulation and guarantees a good and easy orientation. Floor to floor heights of 5 m support the generous and convenient shopping atmosphere. Horizontal bands, consisting of colored vertical elements, determine the main buildings elevations. Large-scale advertisements structure the facade and at the same time indicate the function of the building. Even at night, the appearance of the shopping center changes with moving light-effects.
